Park Rules
1. Eligibility & Residency
CCRV Park is designed for quiet, long-term residents.
All applicants must complete an application and be approved prior to move-in.
Approved applicants must comply with all park rules and policies as a condition of residency.
Management reserves the right to deny any application at its discretion.
2. Rent & Payment Terms
Rent is due monthly on the same day as the resident’s move-in date (“billing date”). For example, if a resident moves in on the 12th, rent will be due on the 12th of each month.
If a billing date falls on a day that does not occur in a given month (e.g., the 31st), rent will be due on the last day of that month.
A grace period of one (1) day is provided after the billing date.
Failure to pay rent may result in termination of occupancy and removal from the property in accordance with applicable law.
Rent is not prorated for early departure.
3. Liability
CCRV Park is not responsible for loss, damage, or theft of personal property.
Residents are responsible for their personal property and activities during their stay.
Residents are financially responsible for any damage to park property, utilities, or infrastructure caused during their stay. Charges for damages, repairs, or excessive cleanup may be billed to the resident after move-out.
Failure to pay for damages may result in additional charges, collections, or legal action.
4. Utilities
Full hookups (electric, water, sewer, and trash) are included in rent unless otherwise specified.
Excessive usage, such as continuous high electrical draw, use of multiple large appliances, or usage inconsistent with typical RV living, may result in additional charges.
5. Length of Stay
CCRV Park is intended for extended stays.
Minimum stay is one (1) month.
6. Quiet & Conduct
CCRV Park is a quiet community intended for working individuals.
Excessive noise, disturbances, or disruptive behavior is not permitted.
Quiet hours are from 10:00 PM to 6:00 AM.
7. Occupancy Limits
Occupancy must be reasonable for the size of the RV and must not create excessive noise, utility usage, or disruption to other residents.
Management reserves the right to address occupancy-related issues if they impact the park.
8. RV Condition Requirements
All RVs must be in safe, operable condition and properly maintained.
RVs older than 15 years may require approval.
Management reserves the right to refuse any RV that does not meet park standards.
9. Vehicles & Parking
Parking is limited to designated areas.
All vehicles on the property must be legally registered and in operable condition.
Vehicles that create issues—such as blocking access, exceeding reasonable use of a space, or causing disruption—may be subject to removal.
10. Pets (if applicable)
Pets are allowed with approval. Owners must clean up after their pets at all times.
Aggressive animals are not permitted.
Management reserves the right to address pet-related issues if they impact the park.
11. Cleanliness & Site Maintenance
Residents are responsible for maintaining a clean and orderly site. Sites must be kept free of conditions that may attract pests or create odors.
Trash must be properly disposed of in designated areas.
Excessive clutter, debris, or hazardous materials are not permitted.
12. Prohibited Activities
The following are strictly prohibited:
-
Illegal activity
-
Hazardous materials
-
Subleasing or renting out your space
-
Open fires outside designated areas
Open fires are only permitted in designated areas (such as the provided BBQ pit) and must be attended at all times and fully extinguished after use.
Violations may result in termination of occupancy.
13. Termination of Occupancy
Management reserves the right to terminate occupancy for violations of park rules, non-payment, or disruptive behavior.
Residents must vacate the premises within the time frame required by applicable law.
14. Compliance
By residing at CCRV Park, all residents agree to comply with these rules and policies to maintain a safe, quiet, and respectful community.
